Earn Quick Money: Rent Out a Room in your House





Do you live in a house and have a room that you do absolutely nothing with but store all your crap that you need to throw away?

Do you rent an apartment with an extra room that you use as an office but you never go in there?  And for you people with a one-bedroom apartment, do you have a couch someone could sleep on?

But most importantly, do you live in or near a big metropolitan location where plenty of people like to travel to sightsee or attend educational or business conventions?

If you have any of these options and you need to make some money, then you should think about renting out a room, a bed or a couch to make extra money.

I personally have a friend that bought a two-bedroom one and half bath house in a nice university town in the Bay Area that rents out her room maybe two weekends out of the month on average which gains her 60% of her mortgage payment.  If you have room to spare you should really think of taking advantage of the many "vacay rental" or "couch surfing" sites like AirBnB.

It's very simple (not easy, just simple) and lucrative as long as you follow a few tips:

1.  You have to be okay with people living in the same space you live in.  It's important to get your mindset right.  Even if you have a separate space with a separate entrance to offer, you will still hear noises or have to deal with occasional requests and problems.

2.  Take all your personal effects out of the room. Think hotel room when you are cleaning and clearing the room.  Have useful items in it for a guest staying there, but those are the only items that should be in that space.

3.  Make sure your landlord is okay with this if you rent.  Make sure your home association will permit this activity if you own.  It's a good idea to check your local zoning laws as well.

4.  Clean the place, or better yet have a professional cleaner come in and do a deep clean.  Make sure everything in the space works (windows should open easily, doors should close tightly and locks work, fire extinguishers, fire alarms, etc.)  Even if you have all kinds of things not functioning in the rest of the house, make sure wherever the guests are placed everything is working well.

5.  Light the room well and take great photos.  If you are not very good at taking photos, get a friend that it's into photography or even a photography student from your local community college to come in and take some shots.

How to get the highest ratings and make the most money

There is one word that that will get you more money and high-star ratings:  AMENITIES.  There are three things you need to be concerned about.  Cleanliness, Safety, and Amenities.  Think about investing in a professional cleaning service.  Make sure the space you are renting out is super clean. You can add a "cleaning fee" to your rate on your room to recoup that expense.  Safety is key, make sure you have smoke alarms, carbon monoxide detectors, first aid kit and fire extinguishers fully functional.

But what will put things over the top are the amenities in your room.  When you think of amenities, think of these items:

Electronics
Wi-Fi access
Television with a Firestick attachment (Netflix)
Small Electric Fan
Universal (international) Charging Station
Bluetooth Speakers

Work Station
Small table with desk supplies (could be a TV table with chair)

Grooming
Hair Dryer
Non-Frangrance shampoos, soap, and lotions
Extra toothbrushes, toothpaste, and tissues
Iron and Ironing board
Full-length mirror
One size fits all bathroom robe
Simple suitcase stand

Snacking
In-room coffee maker
Coffee, teas, cream/sugar, honey, etc.
Bottle opener
Bottles of water (in an ice bucket for cold water)

Sleeping/Bedding
Pillow mattress topper
Hypoallergenic/waterproof mattress cover
High-quality white bed sheets
Great pillows + two extra pillows (2 soft and 2 firm)
Extra blankets
Earplugs and Eye-masks

The wow factor
Complimentary welcome basket (with local treats)
Fresh Flowers
Local area books and magazines
Card with a personalized message for guests

Consider listing every amenity you provide.  This will allow you to compete with top-ranking host properties.

You can make even more money if you are able to rent out an entire apartment, condo or house.

Earn Quick Money Selling Your Old Tech


Do you have old computers, tablets, phones, printer, routers, etc. laying around?  Do you know you are sitting on money?  Did your wife get all your old devices together and put them in a box in the garage for you to take to the recycling center?  DON'T.

Recycling those old items for free (even if they are not working) is like throwing dollar bills into the wind!  Don't throw your money away.

There are many places that offer cash for your old electronics.  There are retailers that offer trade-in programs that can give you gift cards for your old tech.  And believe it or not, there is a way to make selling your old tech items a full-time endeavor that can give you a substantial income.

The idea of a substantial income piqued your interest, huh?  Let me show you how to get some quick cash and maybe an ongoing income.

So basically, the way you sell your used items usually goes like this:

1.  Visit one of the websites I will list below.  Type in (or choose) the make, model, and condition of the electronic device.  Describe any defects.  Some will just simply ask you to take a picture of the item and upload it to their system.

2.  When you send them info and pictures through the website or app, they will send you a quote of the value of the item within 24 hours.

3.  If you agree with the quote, they will send you a postage label or tell you where you can download the postage label.  Make sure you carefully read the instructions for packing up the item and mail it out immediately.

4.  They usually send you an email or text when the item is delivered to you, they assess your item, and if it's exactly as you describe they notify you of payment.  Most will pay through Paypal.  Some by check.  Some by GiftCard.  Payment is usually pretty fast within 3-5 days.

And that is how it's actually done.  


How to expand and make even MORE MONEY!

After you have successfully sold all your old tech, you can make even more money by offering to get rid of all the old tech lying around your family and friend's houses.  All you have to do is ask them if they want to get rid of their old electronics.  Most people will be happy to get the junk out of their closets, cabinets, and garages.

Now, take their old electronics and repeat what you did when you sold your old devices.  Suggestion: be a good friend, and give your family and friends a small percentage of your proceeds (5%-10% of what you get, is nice).  Dropping a little cash, or a gift card as a "thank you" will give your family and friends incentive to call you later when they have more old electronics to get rid of.  They will probably also tell "their" friends about what you can do and through simple "word of mouth" you can expand your "quick money" endeavor into an extra income activity.

ItsWorthMore.com.  It's easy at this site.  Click on the device you want to sell.  Get a quote.  Ship for free and get your cash within 2 days after they receive the item.

Gazelle. Sell your gadgets for cash. They have kiosks where you can drop off your item as well as sending it in by mail.  Get paid in Amazon Gift Card, Paypal or check.

SellBroke.com.  Works the same as ItsWorthMore.com and they pay you via GooglePay, Paypal or check.

Mac of All Trades.  They purchase iMacs, iPads, iPhones, MacBooks, MacBook Airs, Mac Minis and Mac Pro (basically all Apple products).  Visit the website to get full details of how it works.

Gadget Salvation.com  With this one, you can text them to sell your old tech.  Simply send a picture to 312-548-9231 and ask for the value of your item, they will send you a shipping label and after receiving you get paid.

How to make this into a full-time business.

After your "family and friends" start spreading the word around and you have gained a pretty good reputation on getting rid of old electronics, think about contacting local businesses, schools, and organizations that may have a truckload of old electronics and now you have items in bulk to sell.

There are different companies that will take electronics in bulk.  If you decide to go this route then you need to consider:

TeleTraders.net - PCs, used network hardware, phone systems and any other old electronics.

Capitol Asset - They buy IT assets when companies liquidate their assets.


Other ways to make money with old electronics

Always remember that many times you can sell PARTS for much more money than selling items whole.  And if you decide to sell parts e-Bay is one of your best tools.  Local scrap yards will pay you for whatever parts are leftover.

The future of recycling electronics - mineral mining.

What people are discovering is that mining minerals like "gold" for e-waste can make you some bucks as well.   Some experts point out that extracting metals for e-waste costs 13X less than mining for virgin ore. There are people currently developing easier ways to recover gold, copper and other precious metals from e-waste. "The mining of e-waste, and production of pure metal ingots from it of copper or gold, promises to be a very profitable business," said Macquarie's Prof John Mathews.The figures emerged in a joint study from Beijing's Tsinghua University and Macquarie University, in Sydney,  So keep your eyes open for a future of making money from e-waste.

As I like to often say, "Money is EVERYWHERE" and the only limit in your gaining some of it is the limitation of your mind.  If you just expand your thinking a little bit, you can find ways to make more money and be able to take care of some debt, yourself, and your dreams.

Just to prove my point (that there is money everywhere, we just have to open our eyes and receive it) I thought I would give you some weird and unique ways that you can make money outside of the usual ways we think we can acquire more funds, cash flow and money.  It was really fun and I found some amazing ways to make money!  Let's look at some.

Have really long hair?  Want to make some money?  This website is the original website that is a marketplace for human hair.  It's a wonderful informational site that has Selling Hair Guide and a Guide to help you avoid scams.

Selling Used Underwear
SofiaGray.com is the trading place and marketplace for used underwear.  Safety and anonymity are our greatest concern at this website so they ensure that all buyer’s, sellers and even casual browsers of Sofia Gray remain anonymous. They take no commission on sales. They claim that on average, "each active seller successfully sells 8 pairs of underwear each month." 

Out of My Life
This website allows you to sell (or buy) engagement and wedding jewelry that is not being used any longer.  They claim that you can get cash for your jewelry within 24 hours.

Never Liked It Anyway
Have you had a relationship for a couple of years and have broken up and don't know what to do with all the gifts or stuff left over?  You should visit this site. They claim that this website is "A place to sell the breakup baggage cluttering your life… and mind!  A place to fund your bounceback plan." At this site, not only can you sell your old relationship stuff but you can tell your story.

OpenBiome is a non-profit service that accepts donations of fecal matter since 2013.  Donors can make over $10,000 a year and save lives at the same time.  Can you believe that?  But there's a catch, you have to be really healthy to become a donor, so there is a screening process you must go through.  Visit the website for more information.

Earn Quick Money: Give People New Experiences through AirBNB



Last year, I took my family to Cuba.  It was great!  We had a wonderful tour guide.  We stayed in a posh AirBNB with an amazing view of the seawall and a panoramic view of the sea.  The people were beautiful, kind, talented and intelligent.  But what made the trip even more spectacular was the Airbnb Experiences that we signed up for.

What are Airbnb Experiences?  It's classes, tours, and activities that traveler's signed up for that connect them with locals that provide new and different experiences outside the usual tourist hotspots.  It's great, it's amazing, and it allows the locals to make money doing the thing that they love, the places only they know about, and the activities they were going to do anyway.

A good example of this.  I signed my young adult children with an experienced called: Visit Cuba's Nightlife with Local Cubans.  So basically, two Cuban women around the age of my children (early 20s) take people on a tour to 2-3 local clubs to safely enjoy local Cuban nightlife with people who know the area best.  My kids had a blast and they got to know locals that made the experience even better.

My children's new friends told them that they were saving up to purchase a car and that this was the way they were funding their dream purchase.  They knew the best places to go dancing, hear the best music and enjoy fun people .  . . why not invite visitors/tourists along?  More friends, more fun!  It was something they were doing every weekend anyway, why not profit from it?

When I heard this, instantly a light went on in my head.  As you know from my article: Money is Everywhere, I'm always finding opportunities around me that make money.  And here is one that fell into my lap while I was taking a vacation - micro-experiences!

Earn quick money by offering micro-experiences to travelers and visitors to your hometown on Airbnb!

As always, I'm going to challenge you, invite you to go to Airbnb and look at the experiences offered and start thinking about how you can create an experience for visitors to your local area.

Sit down, ask yourself and write down all the things you love doing or know how to do that would create a great experience for someone visiting your area.  For example, I live in the San Francisco Bay Area in the East Bay (the area across the bay from San Francisco).  The experiences that I come up with would be something like:

  • Kayak the San Pablo Bay and learn the history of East Bay Ports
  • Learn how to cook a Soul Food Meal with the "Aunties of Oakland"
  • Tour the Hidden Collections of Local Bay Area Artists
  • Tour the Best Street Art in Oakland, California
  • Glassblowing with a local artist
  • Taco Tour - the Best Tacos in the East Bay
  • Attend a recording session with a local rapper
  • Discover San Francisco's hidden jazz clubs
  • Discover Silicon Valley's hidden comedy clubs
  • Learn Hip-Hop Bellydancing in one Day
Notice that the more specific the experience (i.e. Hip-Hop Bellydancing) the more appealing the experience.  Try to create something that gives the guests a unique experience that they can't get anywhere else.  Part of that uniqueness is you as a host . . . your personality, your knowledge, your energy will make the experience you create unique (never forget that).


How do you create an Airbnb Experience?

1.  Create an account at the Airbnb website.  After doing that, look at the experiences offered in your local area to give you an idea of what you can offer as an experience.
2.  Go to "Become an Airbnb Experience Host" and read all the requirements on creating your experience.
3.  You will need to submit your idea as well a provide photos and details about your experience.
4.  It will then be reviewed to make sure it meets quality standards.
5.  Once approved, you can set your schedule and prices.
6.  Airbnb takes 20% of each booking which covers payment processing (allowing you to accept various kinds of payment like credit cards), insurance and customer service.


Let's talk about money.  

Let's say you are offering "Learn how to cook a Soul Food Meal with the "Aunties of Oakland".  You plan for this to be a two-hour session, one hour for the lesson in preparing the food, the second hour to leisurely eat the food and enjoy the company. You plan to charge $39 per person for the food lesson and $22 for everyone that doesn't want to cook but eat the meal.  A family of 5 with 2 cooks would pay about $150.

$150.00
$ 30.00 - Airbnb's cut
$ 40.00 - For Ingredients
$  5.00 - Energy, utilities, cleaning
----------------------------
$ 75.00 - Profit

For two hours of work, you have gained $75.00.  If you provide two soul food sessions in one day, you would have made $150.00 profit in one day.  If you have more than 5 people per session, you would make even more.

This is an excellent way to take what you already love doing and getting paid to do it.  Here's to your success my friend in making that extra money and stepping closer to financial freedom!

Earn Quick Money: Renting Out a Closet



Do you have extra room in your apartment our house? 

Do you know that if you live in a Metro area like Manhattan or Los Angeles, there are rich people all around you looking for closet space?  Instead of looking for a roommate to help you with your rent, you may want to look at rich people and their closet needs.

Seriously, think about it.  A roommate you have to accommodate . . . you have to "live" with someone else, they may be messy or too clean.  A roommate has guests over or borrows your stuff without telling you.  You must live with a roommates little idiosyncrasies.  But a person that just needs your extra room as a closet . . . hmmmm.

1.  Establish renter guidelines;

4.  Figure out if you are legally liable for any stuff that gets damaged;
5.  You should basically not allow smoking or pets in the general "storage" area.

Being creative and meeting a need has always been the way to riches.  Get creative people!  Maximize every little asset you have.

Stores, businesses, stores, restaurants, homes, apartments, condos . . . what do all these have in common?  Windows!

Windows need cleaning nearly every 4 months.  Guess what?  You can make money because everyone needs windows to be cleaned.  All you need is a few clients, with a few windows and you can work all morning, be done by 1PM each day and make up to $500 a day.  Cool huh?

It's a simple thing to provide this service for all your family and friends.  (Remember, if you decide to service strangers you should have a business license and insurance just in case things go wrong (like broken glass, broken items, etc).  So, let's keep it with the family and friends plan right now.

Charity starts at home . . . remember that saying?  Well, it really applies to your money-making efforts right now.  You should definitely practice your new craft on your own windows.  Why is that a good idea?  Because you can really get the hang of how to use your window washing tools so that you look very professional when you begin serving other people's windows.  But also, you can take pictures of your new gleaming windows to show your new clients if they want to see your handy work (or they can simply drive by your house that has glass gleaming with cleanliness).

Next, volunteer to do some of your family's windows, and then ask them to refer their friends to you for the same service.  The goal of all this preliminary work is to get you used to cleaning windows.  Using professional techniques, it will eventually take you approximately 5-10 minutes per window.

The Professional Techniques Needed to Clean Windows:

1.  Apply the soapy mixture to the window
2.  Take out the sides with the squeege
3.  Then the middle
4.  Then finish the bottom (across)

3 tbsp liquid washing soap (use Dawn, Palmolive, etc.)
1 tbsp anti-spotting agent (jet-dry)
A bucket of water

How To Get Clients

1.  Start with your family and friends and do an excellent job;

2.  Start in your own neighborhood, knock on each of your neighbor's door and ask if they need window cleaning (but make sure your windows are clean first)

Your Sell's Pitch
"Good morning, my name is JoAnn Smith.  I am making the neighbors aware of my services and was wondering if I might clean your windows.  We have a window package right now that . . ."

If the person say yes, before you book the appointment, make sure to walk around the house and estimate how much the job will cost them.  Write how much you will charge on the back of your business card.  Make sure to make the appointment for later that day or the next morning. Don't let a lot of time go by before doing the work -- you don't want people to change their minds.

If the person says "NO."  Thank them and extend a business card.  Ask them if they have any family or friends that need the service and could they please refer them to you.


How Much Should I Charge

Each location has different pricing/rates for window washing, you will have to do some research to find a fair rate.  You should rate your service by size of window . . . for instance:

Small windows (no panes) = $XX
Medium windows (no panes) = $XX
Large windows (no panes) = $XX
Windows with many panes = add $XX

Charge for outside cleaning only. You should add additionally for inside cleanings. Prices should double for washing windows on the second story.  For third story windows, add $4-6 to each price of the second story window.

For correct pricing of the entire job, count the number of windows by size. Windows with screens should require extra charge (because you must remove and place back screens).  Cleaning screens along with the windows should be extra.

TIP: Let your customers know that if they refer friends they can get a discount off the base price of their next window cleaning.  Let's just say you offer 10% off for every client they refer to you -- which means that if they refer 10 friends than they get a free cleaning!


Beware: If you break something  you have to pay for it.  If you kill plants around the house with your soapy solution, you may have to replace them.  Be careful and have something that will cover nearby plants.  Also, beware of cracked windows and do not clean without the owner signing a waiver first.

Why American loves the hair extension and how you can profit from this fascination.


Have you seen the documentary by the comedian Chris Rock called Good Hair?  It is fascinating and I would advise you to rent it or downstream it using NetFlix or something.  It really talks about the fixation that America has on hair.  Chris Rock, comedian extraordinaire, focuses on the African-American community but I know for a fact that this fascination and need for hair (wigs, extensions, hair pieces, hair clips, etc) is prevalent in the Glamour and Film Industry as well.

2.  Show them what you can do!

Put together a portfolio of homes you staged.  How do you get a portfolio set up, easy. Ask your friends and relatives if you can borrow some of their rooms for a weekend, stage their room.  Take before and after photos.  Have those friends write a testimonial up for you. Now you have a portfolio of work!


3.  Put your portfolio online.  

Quick tip: You don't have to create a website. Social media sites are wonderful!  You can use Pinterest or Facebook to feature your work.  Easy, quick and free!

4.  Talk to the pros
Talk to other Home Stagers and Real Estate Agents outside of your area.  Talk to them about the best practices of the business, rates that they've charged, marketing tips, etc. There is nothing like good advice to really springboard your business.


5. Order business cards
Make sure your business card design reflects what you can do for your client --  keep them simple, clean, appealing but elegant and modern. You can get professional business cards for $20 bucks.


6. Get business/Talk to your contacts
Talk to your real estate friends, family and acquaintances letting them know that you are available to help them.  These will be your first clients.  Talk up your expertise, let them know you can help them make more profits.


7.  Get even more business. 
Go to open houses and place your business card there when you encounter an empty house that needs staging. Talk to the Real Estate Agent (if they are not talking to potential buyers).

Understand that this little side-line business can develop into a full-fledged business that would require much more investment of time and resources. I would suggest that if this is the type of work you would like to do full-time that you should research the possibility to developing a full-fledged business plan and develop this idea into something bigger.

What should you charge?
Most Home Stagers do their work beginning in the range of $50 an hour.  Many also provide cleaning service as well.  When people discuss your rate, understand that for $100 you are charging a client in home staging improvements, they will/can realize $7,000 or more on the selling price.
